Tips for Selling Your Home Quicker in a Strenuous Market

By following the 10 simple guidelines listed below, it may be possible to sell your home 50% faster!!!

Pricing:
Every seller obviously wants to get the most money for their product. Ironically, the best way to do this is NOT to list your house at an excessively high price! The Yard:
  • Clean up the outside.  Curb appeal is the first impression of your house, so keeping the grass cut and the area neat will help make a terrific first impression.
  • Paint or wash the exterior of the house (including windows, shutters, and doors).
  • Wash the windows both inside and out.
  • Check the gutters and chimney.

A Little Touch Up:

  • Put a fresh coat of interior paint in the most used areas of the home. This will clean as well as brighten up the rooms.
  • Wash the walls where paint is not appropriate (i.e. wall paper, paneling).
  • Wash all floors as well as bathroom tiles.
  • Shampoo dirty carpets.

Join other local sellers for a joint open house to take place on one particular day. Sundays tend to be good days for open houses.

Perks:
Some aggressive sellers are offering perks to buyers such as a weekend in Paris, a trip to Disney or even contributing towards closing costs.  (Always make sure you consult your attorney prior to adding such a perk to a purchase agreement or addendum.)

Background Music & Fresh Scents:
Turn on pleasant background music while your home is open for viewing.  Music has a subliminal power.  Speaking of sound, every seller should know better than to leave a television blaring away when the home is being shown, this is rude and distracting.  Also, light a scented candle or two around the house as smell helps get rid of any unwanted pet or carpet odors.

Depersonalize:
Take down family photos, kids drawings, and get rid of any animals for the day.  Potential buyers will always try to imagine your house with their personal items in it.

Marketing/Advertising:

  • Run an ad in your local paper: This is very inexpensive and reaches your target market.
  • Create flyers and pass them around the neighborhood and the local grocery store.
  • Why keep it a secret?  Tell everyone you meet that your house if for sale.  Your neighbors across the street may have a friend who has been waiting to move into the neighborhood. Word of mouth is a strong selling aid. Think about it, if each person you tell about your house tells two more people, and those people each tell two more people, word can spread quite rapidly.
